MANILA, Philippines — Earnings of property giant Robinsons Land Corp. (RLC) expanded in the first nine months, driven by continued growth in the company’s recurring income portfolio and resilient performance across its diversified businesses.

RLC’s consolidated net income jumped by 11 percent year-on-year to P13.4 billion, while net income attributable to equity holders of the parent improved by four percent to P10.6 billion.

The company generated revenues of P38.5 billion, up by eight percent from the same period last year.

For the third quarter alone, consolidated net income grew by nine percent to P4.4 billion as revenues increased by four percent to P13.1 billion.

“RLC delivered another period of solid earnings growth, underpinned by the resilience of stable earnings base, while our development businesses create additional value through strategic project execution,” RLC president and CEO Mybelle Aragon-GoBio said.

Aragon-GoBio said that as the company continues to invest for future growth, it remains focused on delivering sustainable returns and long-term value for its shareholders.

During the nine-month period, RLC’s malls business remained the group’s largest earnings contributor, with earnings before interest, taxes, depreciation and amortization (EBITDA) reaching P3.1 billion as revenues hit P15.4 billion.

RLC’s office segment, meanwhile, continued to generate stable recurring earnings, posting P6.6 billion in revenues and P5.2 billion in EBITDA.

The hotels segment generated P5 billion in revenues and P1.5 billion in EBITDA, as it continued to benefit from healthy demand across business travel, meetings, events and leisure segments.

Its logistics business, through RLX, remained RLC’s fastest-growing business unit, with revenues up 31 percent to P863 million and EBITDA up 33 percent to P797 million.

The segment’s growth was driven by the ramp-up of newly completed facilities and additional leased space across the portfolio, supported by a low base in the same period last year.

The residential segment generated P10.1 billion in revenues and P3.1 billion in EBITDA, while destination estates registered P717 million in revenues and P428 million in EBITDA.

RLC’s newest business division, Robinsons Sports and Leisure, is developing a portfolio of destination sports, wellness and entertainment concepts as part of its strategy to deepen customer engagement and drive higher traffic across its commercial properties.

Meanwhile, RL Commercial REIT Inc. (RCR) reported a 38-percent year-on-year growth in its unaudited net income to P7.76 billion in the first nine months, excluding the effect of the change in fair market value of investment properties.

Revenues of the country’s largest real estate investment trust in terms of geographical reach rose by 41 percent to P10.81 billion, driven primarily by the contribution of six malls recently infused, as well as the full-year benefits from nine malls infused in 2025.

“The mall infusions continue to prove their accretive value to RCR. With the recognition of revenues from the six malls recently infused reflected in our financial results, our shareholders shall continue to realize the benefits of these infusions,” RCR president and CEO Jericho Go said.
