Real estate giant Ayala Land Inc.’s four large-scale Southern Luzon estates, led by Nuvali, represents th blueprint for its broader strategy to expand its footprint outside Metro Manila while supporting regional development.

“As demand shifts outward from Metro Manila, Ayala Land’s Southern Luzon estates are emerging as anchors for a broader decentralization of growth, strengthening CALABARZON’s position as the country’s next major urban frontier,” ALI said.

It noted that these four large-scale estates—Nuvali, Broadfield, Aéra, and Southmont—ALI has established a 4,500-hectare footprint that is now fueling the transformation of Laguna and Cavite into dynamic urban and economic hubs.

“These are long-term investments designed to create economic value while meeting the evolving lifestyle and business needs of Southern Luzon’s population,” the firm said.

Southern Luzon, particularly Cavite and Laguna, continues to experience rapid growth, supported by major infrastructure projects and increasing investor interest. Ayala Land’s sustained presence is expected to contribute significantly to the region’s transformation into a fully developed growth corridor.

The combined scale and maturity of these estates, developed over the past two decades, are driving real estate, business, and infrastructure activity across CALABARZON. 

Ayala Land Estates, the company’s estate development arm, said the developments reflect a sustained strategy to expand beyond Metro Manila and capitalize on growing demand for integrated, future-ready communities.

At 2,400 hectares, Nuvali in Sta. Rosa, Laguna is ALI’s largest estate and the country’s first eco-city. A 200-hectare central business district anchors the estate, supported by Ayala Malls Nuvali, ongoing redevelopment of the Lakeside District, and the planned Santa Rosa Civic Complex. 

The estate also includes a medical complex under Healthway QualiMed Hospital, 31 exclusive residential communities, and top-tier schools such as Xavier, Miriam, and Everest.

Broadfield, a 63-hectare estate in Biñan, Laguna, is positioned as the South’s first business campus. Located right beside De La Salle Laguna Campus and Laguna Technopark, it promotes a walkable environment that seamlessly blends workspaces with learning spaces.

The nearly 1,000-hectare Aéra estate in Carmona, Cavite, in partnership with the Kuok Group, is ALI’s latest addition to its southern portfolio. It offers a mix of residential and leisure components designed to cater to an increasingly mobile population seeking balanced, nature-integrated lifestyles close to Metro Manila.

Southmont, developed in partnership with Cathay Land, spans Silang and Dasmariñas, Cavite. It features residential areas, a sports club, bike trails, and educational institutions like the upcoming Chang Kai Shek College campus.
