MANILA, Philippines — Ayala Land Premier is strengthening its pipeline of high-end residential developments in Makati as it kicked off the construction of its newest luxury development called Laurean Residences.

Ayala Land said the groundbreaking moves the development into its execution phase, noting that demand for well-located and design-driven residences in established central business districts remains resilient within the premium segment.

Since its launch last year, the project has recorded about P10.4 billion in sales.

“Laurean Residences was envisioned as an urban sanctuary in the heart of Makati. Today, we’re not just breaking ground — we’re opening a bold new chapter in refined urban living,” Ayala Land Premiere president Mike Jugo said.

Laurean Residences will serve as the flagship residential tower of Dela Rosa Gardens, a 1.3-hectare mixed-use  district along Paseo de Roxas and Dela Rosa Street in Makati.

It will anchor a  masterplan that includes the new BPI headquarters and a 2,700-square meter urban park.

Laurean Residences will offer a curated mix of units, from suites to expansive four-bedroom homes, targeting both professionals and multi-generational households seeking long-term residences in a prime Makati address.

The 65-story tower project has a P28 billion value and will have 388 units.

Ayala Land said the development offers residents a balance of city-center convenience and sustainable living, with its location just steps  from Ayala Triangle Gardens, Greenbelt and One Ayala, and seamlessly connected to Makati’s  elevated walkways and green corridors.

Serving as a template for future upscale urban formats that balance density and design integrity, the project also reinforces Ayala Land Premiere’s strategy of elevating product standards through global design collaborations and disciplined execution in core growth centers.
