In a statement, ALI said it has made the prudent decision to strategically place sales of Laurean Residences on pause in light of the evolving global conditions, including the situation in the Middle East and its broader impact.

MANILA, Philippines — Property giant Ayala Land Inc. (ALI) has decided to pause sales of its latest high-end residential development in Makati two months after it broke ground, citing rising cost pressures and delivery timeline uncertainties brought about by the ongoing conflict in the Middle East.

In a statement, ALI said it has made the prudent decision to strategically place sales of Laurean Residences on pause in light of the evolving global conditions, including the situation in the Middle East and its broader impact.

ALI said the decision was made “as the current environment presents increasing pressures on costs and reduced predictability in delivery timelines,” affecting its ability to execute with the level of certainty the company has committed to its customers.

“Through our history, we have navigated dynamic market cycles with a forward-looking approach grounded in long-term value creation and disciplined capital management; this decision reflects that same approach and our commitment to responsible stewardship and sector leadership,” the company said.

“As part of this, we continue to take a more deliberate approach to capital allocation — prioritizing developments where we have clearer visibility on execution, while strengthening our broader portfolio, particularly our recurring income base,” it said.

ALI said it has reached out to buyers directly to discuss next steps and the range of options available to them.

Options include transferring to another Ayala Land Premier or Alveo project with additional exclusive discount, or stay with Laurean and revisit when conditions improve.

If they opt to cancel their purchase, they will be refunded in full with interest, the company said.

“We are speaking to each buyer individually, explaining the situation and offering clear options. We deeply value the trust our buyers place in Ayala Land, and we remain committed to delivering high-quality projects with the care and discipline that have always defined our company,” ALI said.

ALI started construction on Laurean Residences last February, with the project then already recording about P10.4 billion in sales since it was launched in 2025.

Laurean Residences is positioned as the flagship residential tower of Dela Rosa Gardens, a 1.3-hectare mixed-use district along Paseo de Roxas and Dela Rosa Street in Makati.

The high-end residential development offers a curated mix of units, from suites to expansive four-bedroom homes, targeting both professionals and multi-generational households seeking long-term residences in a prime Makati address.
